The endorsements your contracts require

Read your last three subcontract agreements. These clauses are in all of them, and they are all endorsements that have to be added deliberately.

  • Additional insured for ongoing and completed operations, on CG 20 10 and CG 20 37 or better.
  • Primary and non-contributory wording, without which your GC's carrier shares the loss with yours.
  • Waiver of subrogation on general liability, auto, and workers' compensation.
  • Thirty day notice of cancellation, which most carriers will only provide to the first named insured.
  • Per project aggregate, so one bad job does not consume the limit protecting every other job you have open.

Uninsured subs become your payroll at audit and your claim at trial. We build a tracking process so nothing gets onto a site without a valid certificate.

Prepare for audit

Payroll records, sub certificates, and 1099 documentation organized before the auditor arrives, not after the bill shows up.

Issue certificates same day

You should never lose a start date waiting on a certificate. Requests in before three get issued that afternoon.

Why is residential construction harder to insure than commercial?

Construction defect litigation. California's ten year statute of repose and its habitability case law make residential work a long tail exposure, so many carriers exclude it or limit it by unit count and scope.

What happens if I hire an uninsured sub?

Three things. Their payroll gets added to your workers' compensation audit at your rate, your general liability may exclude the work under a subcontractor warranty, and you inherit their liability entirely if someone gets hurt.

Can I get coverage with a lapse in my policy history?

Yes, though continuous coverage matters more in construction than in most lines because of completed operations. We will document the lapse and its reason rather than letting an underwriter assume the worst.
